How the Booking Works

  1. Book your apartment directly through our website using the “Jetzt Mieten / Rent Now” button.

  2. Use the filters on the left to find the apartment that suits your needs.

  3. The booking system will show all available apartments that match your filter settings.

  4. All apartments are fully furnished and include a private bathroom and kitchenette.

  5. Most apartments are single rooms, except for the categories Double, Double Deluxe, Neon Silver, and Neon Gold, which are designed for two people.

Overview of Costs

One-Time Costs

  • Processing fee when signing the rental contract, depending on the property, between €175 and €235.

  • Security deposit, depending on duration and apartment type, between 1.5 and 2.3 months’ rent.

  • Want to save on the deposit? Through our partner Garentii, a guarantee is possible for a small monthly fee. Garentii does not cover damages or rent defaults.

Monthly Costs

  • The monthly rent is an all-inclusive rent, covering heating, water, and electricity.

  • Calculations are based on average usage. If consumption is more than twice the expected amount, the excess will be billed separately.

Rental Periods

  • Rental duration is tailored to students: 1 semester (6 months) or 2 semesters (12 months).

  • Extensions are possible at any time, as long as studies continue.

  • Early notice secures the desired apartment for the next semester.

  • Most students stay in the same apartment throughout their studies.

What you should know – Important steps for a smooth start

In addition to a comfortable apartment and a safe environment, there are some bureaucratic and organizational steps your child should complete at the beginning of their studies. These formalities ensure a stress-free start and help organize life in Germany from the very beginning.

Registration at the Citizen’s Office
At check-in, your child will receive a document required for registration at the Citizen’s Office. This ensures that all formalities are correctly completed.

Enrollment and alternative documents
University enrollment is required to book an apartment. If this is not yet available, another official document, such as the study contract, can be submitted instead. This allows the move-in to be planned flexibly without delaying important steps.

Health insurance
Your child’s health coverage is very important to us. We work closely with Techniker Krankenkasse to ensure that registration and support are straightforward. After signing the rental contract, you will receive all the information needed to contact the health insurance representatives directly. This ensures that your child has professional support from the very beginning.

German bank account
A German bank account is highly recommended for everyday life in Germany. It allows rent, utilities, shopping, and other payments to be handled easily. If your child does not yet have an account, rent can initially be transferred from a foreign account. Having their own account makes managing finances easier in the long term and is very practical for everyday tasks, such as online payments or transfers to the university.

Rundfunkbeitrag (GEZ)
All students are required to pay the Rundfunkbeitrag (GEZ) of €18.36 per month. Students who receive BAföG and do not live with their parents can apply for an exemption. This exemption is valid for the duration of the respective approval period and must be applied for again each time it is extended. The application can be completed and printed online. Required documents, such as the BAföG notice or a disability ID, must be sent to the contribution service. Students who do not meet the exemption requirements are obliged to pay the Rundfunkbeitrag (GEZ).

      There is no security service for door openings in Tübingen. Each tenant receives two apartment keys when moving in.
      If both keys are unavailable, an external locksmith must be hired directly by the tenant.

    2. Note the fee
      The costs for the locksmith must be paid immediately by the tenant.

  • Technical issues can be easily reported through our Neon Wood App. Once the report is received, a staff member will contact the tenant to review and resolve the issue as quickly as possible. Minor problems are usually resolved promptly, while for major repairs, we coordinate the process transparently.

  • Of course, parents are welcome to accompany the move. Our team supports the check-in process to ensure everything runs smoothly. This gives you the opportunity to organize the move together and get an overview of your child’s new home.

  • The rental agreements are flexible and tailored to students’ needs. Typical durations are 6 or 12 months. Extensions are usually possible, allowing your child to stay in the same apartment during their studies. Rent is all-inclusive covering all utilities. One-time costs such as processing fees and deposits are clearly listed.

  • The booking process is fully digital. Your child can select the desired apartment online, upload all necessary documents, and sign the rental contract conveniently from home or on the go. All apartments are fully furnished with a private bathroom and kitchenette so your child can move in immediately.

  • Each location is managed by experienced community managers. They support your child from move-in, answer questions, explain procedures, and assist with organizational matters. You can be confident that your child always has support on site.
